On the former site of the Lviv motorcycle factory, an 11-story administrative center with an underground parking garage will be constructed. The relevant urban planning conditions and restrictions were presented at the meeting of the executive committee of the Lviv City Council on Tuesday, November 12.
The construction is set to take place at 174 Hordotska Street, where the motorcycle factory previously operated. The new complex's construction on this site is outlined in the detailed territorial plan, approved back in 2021. Plans include demolishing production buildings and erecting an administrative complex with varying heights of two, 10, and 11 floors, featuring an underground parking lot for 40 vehicles and guest parking in the courtyard.

Additionally, in February 2024, the city council already reviewed the urban planning conditions and restrictions for this site. At that time, the proposal was for a 13-story administrative center; however, the developer still needed to coordinate the height with the State Aviation Service.
The construction is commissioned by LLC "Tiger Eye," which initiated and financed the development of the detailed plan in the area of the former motorcycle factory. In July 2021, the Lviv City Council approved the detailed territorial plan, which anticipates gradual development of the factory area. Subsequently, the company "Tiger Eye" received a construction permit for a multifunctional complex with an apartment hotel and retail spaces at 182 Hordotska Street.
According to the analytical system YouControl, LLC "Tiger Eye" was registered in 1998 in Lviv at 182 Hordotska Street and is engaged in wholesale trade. The company is 80% owned by Lviv entrepreneur Vasyl Lakusta. Another 10% belongs to developers Zoryana Buli and Volodymyr Lipskyi.
It is worth noting that the Lviv Bicycle Factory was established on Hordotska Street in the 1940s, based on the Lwowski zakład Metal. Initially, bicycles were manufactured here based on German designs, along with mopeds. In the 1990s, the motorcycle factory completely ceased production. Currently, various entrepreneurs rent the premises on its former territory.
